Photos are a filtering tool, not a decision tool. Use this gallery to work out which homes at The Perch are worth your time, then come see the one you are serious about. Below is what the images can tell you and what they cannot.
The interior shots show the finishes that run through the building: wood-look flooring and energy efficient windows. Those two choices do more work than they appear to. The flooring reads warmer than the standard rental palette and handles daily use without looking beaten up. The windows matter for comfort and for quiet, which is worth something on a street with this much life on it.
The rooftop images show the lounge, the grills, and the view. That view is the building's signature: city in the foreground, Olympic Mountains behind it. From some homes you can also see Mount Rainier, though not from all of them, and the photos will not tell you which is which. Ask.
Floor plan images are the most useful thing here if you are comparing homes. Studios are labeled A through G and run roughly 436 to 497 square feet. One-bedroom homes run about 599 to 731 square feet, and there is a one-bedroom-plus-den option. The lofts are two-level: one-bed, two-bath layouts around 646 to 750 square feet, plus a single two-bed, two-bath loft at 1,071 square feet. Two homes of nearly equal size can live very differently depending on window placement and how the entry meets the kitchen. Read the plan, not just the number.
Light changes across the day and across the seasons, and a photo captures one moment of it. Ceiling height flattens in an image. Sound does not appear at all: not the street, not the hallway, not the neighbors. Neither does the small daily reality of how long it takes to get from the sidewalk to your front door with groceries.
Photos also cannot show the neighborhood you would actually be living in. Capitol Hill around Belmont Ave E and Summit Ave E is a walking neighborhood. Harry's Fine Foods, Single Shot, Analog Coffee, Captain Blacks, and Sol Liquor Lounge are part of the daily texture, as are Tashkent Park, Summit Slope Park, Cal Anderson Park, Volunteer Park, and Broadway Market. Walk it once before you sign anything.
