Application and screening

Every application goes through a screening process. Before you apply, ask what the application fee covers, whether every adult in the household applies separately, what the screening criteria are, and how long a decision usually takes. Gather your documentation before you start: identification, proof of income, and rental history are the usual requests. Applications stall far more often on missing paperwork than on anything else.

Deposits and up-front charges

Ask for a written breakdown of everything due before you get keys, itemized. That breakdown should distinguish between refundable and non-refundable items, because those are different things and the words used for them are not always clear. Ask what conditions apply to getting a refundable deposit back, what the move-out inspection looks at, and when the refund is processed.

Recurring costs beyond rent

Ask which utilities are billed to residents, which are included, and how shared costs are allocated. Renters insurance is required, so confirm what minimum coverage is expected and by when you need to show proof. Add these up before you commit, because the monthly figure you actually pay is what matters to your budget, not the headline one.

MFTE homes have extra steps

The Perch participates in Seattle’s Multifamily Tax Exemption program and Incentive Zoning. MFTE homes are income restricted, which means the application involves an eligibility review in addition to standard screening. Expect to provide income documentation for the household, expect the review to take longer than a market application, and expect annual recertification while you live there. If you may qualify, say so at your first contact rather than after you have applied.

Moving day logistics

Ask about move-in scheduling, permitted hours, and how the building handles moves, especially if you are hiring movers who need a confirmed window. Sorting this out a week ahead is cheap. Sorting it out on the morning of your move is not.
