The listings above show homes at The Perch that our leasing team has released. The Perch is a single building on Belmont Ave E, not a sprawling complex, so the list is short by nature. Studios run as plans A through G, roughly 436 to 497 square feet. The letter matters more than the square footage: two studios of nearly identical size can feel different depending on where the windows sit and how the entry, kitchen, and sleeping area are arranged. Ask which plan a listing refers to before you decide.
One-bedroom homes range from about 599 to 731 square feet. There is also a one-bedroom-plus-den layout for people who need a second room that is not a bedroom: a desk, a guest bed, storage that does not live in the closet.
The loft homes are the least common and go fastest. One-bed, two-bath lofts run roughly 646 to 750 square feet across two levels. There is a single two-bed, two-bath loft at 1,071 square feet. If a loft is what you want, tell us early rather than watching the page.
Views vary by home and by floor. Mount Rainier is visible from some homes, not all. If a specific view matters to you, say so before you tour so we can show you the right unit rather than a comparable one.
The Perch participates in Seattle’s Multifamily Tax Exemption program and Incentive Zoning. MFTE homes are income restricted and have their own application requirements and their own availability, which does not always track the general list. If you think you may qualify, raise it at first contact. The eligibility review adds steps, and starting it early is the difference between moving on your timeline and moving a month later.
The leasing office is open Monday through Saturday, 9am to 6pm, and closed Sunday. Tours are worth the trip even if you have studied every photo. Light, sound, ceiling height, and the walk from the front door to your door are things a listing cannot carry.
